RCU has front-loaded enabling infrastructure and planning to reduce investor uncertainty. With over SAR 10 billion in public infrastructure already deployed, and near-term enabling constraints reduced ahead of demand, investors enter a destination where the foundations are built, not promised, backed by a streamlined investor journey and dedicated relationship management across hospitality, residential, and logistics opportunities.

In AlUla, heritage is a long-term economic asset that appreciates through stewardship rather than depreciating through use. The destination's value is anchored in its cultural and natural capital, rather than relying on manufactured attractions. Ancient heritage sites, from UNESCO-recognised Hegra, Dadan and Jabal Ikmah to AlUla's Old Town, sit within a sprawling 22,500+ km² county where more than 50% is designated as protected nature reserves. RCU's archaeology and conservation programme, among the region's largest sustained heritage investments, generates the research, partnerships, and designations needed to reinforce global credibility and premium positioning.

AlUla's tourism sector is experiencing sustained, demand-led growth: nearly 320,000 visitors in 2025 reflects a ~22% compound annual growth rate since 2021, with a 94% satisfaction rate and a ~3.6-day average length of stay confirming the strength of the experience on offer. Investment opportunities are shaped by these real market signals rather than projected assumptions, ensuring future growth is built on an established demand base.

A planned collection of strategically located 4-star business-focused hotels extends this momentum, growing and diversifying the hospitality offering to match existing demand, rather than speculating on what's to come.

AlUla is accessible by air and road, with capacity expanding in step with demand. Citizens from 66 countries are eligible for eVisa entry, with approximately 2,200 commercial flights operated in 2025 and ULH's annual passenger capacity expanding from 400,000 to 700,000. A 22.4 km low-carbon tram system is planned to enhance destination-wide movement.

This connectivity is matched by a workforce built for the ambition of the destination. AlUla has been recognised as part of the UNESCO Global Network of Learning Cities, reflecting its commitment to lifelong learning and community development. AlUla is developing job-ready talent through world-class partnerships and homegrown institutions: FERRANDI Paris – AlUla Campus for culinary and hospitality training; Elaa Academy, an accredited lifelong learning academy in Saudi Arabia, offering courses in tourism, AlUla-focused content, and event management, including digital capability-building delivered in partnership with Google, Coursera, and IBM; the AlUla Languages Institute for English, French, Mandarin Chinese, Nabataean and several ancient languages; and career pathways through Taibah University, TVTC, and Saudi Electronic University.
